Tiny House Planner: fit the loft, stairs and furniture in 3D

Home Planner is a tiny house planner. It shows whether your bed, loft, stairs and furniture fit before you order furniture or start the build. Draw the floor plan, place every item at its real size, and walk through it in 3D. Finding out after the walls are up that a stair or a bed does not fit is an expensive mistake.

Start your tiny house design with a plan to scale

Draw the outer walls on the grid and set the ceiling height before you order a sofa bed that is too wide. Both steps are free on every plan.

Add a sleeping loft and walk up to the bed

Add a level above the main floor and draw the loft to the size you need. Then walk up to the bed in 3D before you build anything.

Will a loft fit? Plan it on its own level and see whether the bed fits up there before you build.

  • Add a level above or below. One design holds up to five floors and a roof level.
  • Cut a stair opening in the ceiling below, then place the stairs.

Pick stairs that fit, with storage built in

Choose straight, L-shaped, U-shaped, spiral, curved or winder stairs from the catalog. Try a staircase cabinet or stairs with built-in storage.

See a real example first:

Test one idea before you plan the whole house

You don't need the whole house to use a tiny house planner.

"Is there room for a real bed?"

Draw the loft, place a bed from the catalog and walk up to see how much room is left around it.

"Where do the stairs go?"

Try the stairs on one wall, then on the other, and walk up in 3D before you cut anything.

"Can the sofa be a bed?"

Put a sofa bed in the living area and see how much floor it leaves.

Yes. The free plan saves up to 10 designs, and each design can hold a whole home. It includes a selection from the catalog and up to 4 AI redesigns to try. For a tiny house, one design can hold the main floor, the loft and the roof. PRO adds the full catalog, exact wall sizes, higher AI limits, a renovation cost estimate and sync between devices. PRO+ adds 4K renders, 360° photos and offline mode.

Yes. Add a level above the main floor and draw the loft to the size you need. Cut a stair opening in the ceiling below, place the stairs and walk from the living area up to the bed in 3D.

Draw the walls of every room to scale, then split the space into a kitchen, a bathroom and a living area. Put the bed in a loft or use a sofa bed, and check every walkway in 3D. For the structure and permits, talk to your builder.

No. Home Planner is built so that you get good results without experience. Follow the four steps at the top of this page: draw the walls, add the furniture and walk through the result in 3D. Start with one question, such as whether a real bed fits in the loft.

Yes. Setting the ceiling height is free on every plan. With PRO, type the exact length of every wall, in feet and inches or in meters and centimeters. You can also read wall lengths from a supported laser meter on iPhone, iPad, Android or Mac. On the free plan, you draw the walls on a grid, so test the tiny house layout there first and type exact sizes later. Follow your device maker's safety instructions, and never point a laser at anyone's eyes.

Yes, on phones that support AR; iPhones with LiDAR make a more detailed scan. Scan a room into a new design and look around it in 3D. Furnishing or editing a scanned room needs PRO. On the free plan, draw the room on the grid and furnish it. Scanning isn't available on Mac or Windows.

Yes. Home Planner runs on iPhone, iPad, Android, Mac and Windows, and with PRO your designs sync between devices. Planning and furnishing happen in the app. You can also restyle a photo with AI on our website once you sign in. Try AI Redesign

Yes. Share a link that opens in any browser, or export a PDF with the plan, the wall lengths and the shopping list. A Home Planner plan helps you decide and explain your idea. It is not a structural drawing, so ask your builder or your local authority about the structure and permits.

Yes. Place the beds, cabinets, shelves and lamps on the plan. The list shows each placed item, with its price when the catalog has one, and a total of those prices. Stairs and other building parts are not on the list. The numbers are a guide, so confirm the final price with the store or your builder. How to estimate renovation costs

Yes. Cancel at any time, and PRO stays active until the end of the period you paid for. Bought on our website? Contact support and we'll help with a refund. Bought in the App Store, Google Play or Steam? The store handles refunds under its own policy.
